Notary Signing Agents will soon encounter a redesigned Uniform Residential Loan Application (Form 1003) that Fannie Mae and Freddie Mac now require for new loans. NSAs should take care that the correct version of Form 1003 is used when needed for upcoming assignments.
The new Form 1003, which went into effect Effective March 1, 2021, does not require notarization. However, it does make significant changes to the layout of the document, such as moving the borrower information section to the top of the first page. NSAs can view the changes and compare them to older Form 1003s on Fannie Mae’s updated Form 1003 information web page.
Because lenders and brokers must now use the redesigned document for new loan applications, Notary Signing Agents should familiarize themselves with the new form. Please note that the old version of the Form 1003 document may still be included with loan applications started on or before February 28, 2021.
If you see an outdated version of a Form 1003 included with a loan document package, you may want to contact the lender, title company or signing service to make sure it is okay for you to proceed.
